In this position as Construction Manager you are responsible for supporting the build teams from blueprints to successful completion through direct supervision, excellent communication, empathy, strategic thinking, process improvement and collaboration with teams and clients.

The work you will be doing

  • Review and understand project specifications, architectural documents, blueprints, estimates and bids
  • Review proposals and contracts for feasibility, cost, and scheduling issues
  • Help identify cost concerns during the estimating phase
  • Prepare timelines and schedules, manage construction costs, schedules and work progress
  • Track actual costs against estimates and coordinates with sales and accounting
  • Review and approve invoices for payment
  • Work with support staff to obtain all necessary permits
  • Work collaboratively with lead carpenters to fine tune estimates, approve labor estimates, create job schedules, order materials and schedule subcontractors 
  • Conduct pre-construction meetings at the start of each job
    • Internal kickoff with Giraffe and subcontractor resources
    • External kickoff with Clients and build team lead
  • Meet with the lead carpenter, vendors and clients to assist in the construction process
  • Insure each job site is visited daily by a company representative who will monitor and assist with  job progress, quality, safety, cleanliness and site security
  • Provide clear helpful communications to clients including daily email update of job status
  • Meet weekly, in person, with each client and lead carpenter to review progress, evaluate quality at each production step, and address concerns
  • Monitor and track construction progress, change orders, scope, cost, documentation and customer approval, and maintain job log for each active job
  • Facilitate construction review meetings
  • Supervise field staff and subcontractors and ensure compliance of all company rules, policies and agreements
  • Review and approve field staff and subcontractors hours and invoices
  • Provide mentorship and training for the build team
  • Identify needed process changes and participate in improving procedures and training of employees and subcontractors
  • Be self motivated and able to perform duties with minimal supervision
  • Be responsible for on time and on budget job completion with delighted clients

Skills you will need

  • A bachelor’s degree in engineering or a professional degree, preferably in Construction Management or equivalent 
  • Hands-on experience in residential remodeling as a carpenter or other tradesperson in a similar field or equivalent experience
  • Minimum of five (5) years, full- time experience in managing residential remodeling projects
  • Work well under strict deadlines to make sure all contracts are followed
  • Proficient in the use of a personal computer to maintain an accurate record of construction supplies and review construction projects
  • Excellent communication skills 
  • Working knowledge of residential construction methods, techniques and systems; and building codes

Skills that are a bonus

  • Master’s degree in construction management or PMP certified
  • Proficient in MS OFFICE, project management tools: BuilderTrend, Asana, etc. or willing and able to learn

Skills you will need

  • Experienced & professional carpenter
  • Knowledge in all phases of construction with experience in rough framing and finish carpentry
  • Excellent management and supervisory skills of labor crews and skilled trades people
  • Well-grounded in the fundamentals of carpentry – windows/doors, cabinetry, molding, and flooring
  • Experience in doing materials take-offs and reading blueprints
  • Communicate professionally with customers, subcontractors and the Giraffe team to ensure projects run smoothly and any issues are dealt with quickly and effectively
  • Strong work ethic and a willingness to learn and grow your carpentry skills

  • A valid driver’s license
  • Your own tools and a working vehicle to get to and from the job site
  • A working cell phone and online access to email and the internet
  • Professional liability insurance is required
  • Flexible schedule
  • You must be drug free – Giraffe has a zero-tolerance policy on drugs and alcohol while on the job
  • Experience with references
  • Fluent in speaking and reading English

The position for a Lead Carpenter is a full time, contractor position.

Does the challenge of turning a construction drawing into a series of numbers and a well-balanced budget make your day? Does effective estimating and strategically purchasing materials leading to bottom-line profitability sound like you? If so, we want to work with you as an estimator for Giraffe.

Skills you will need

  • 5+ years of experience in the design and/or build industry
  • Firm knowledge and understanding of building products and specifications
  • Experience in doing materials take-offs and reading blueprints
  • Flexible schedule, project based
  • Microsoft Office Suite proficiency
  • Communicate professionally with subcontractors and the Giraffe team to ensure pricing is accurate and reflective of the project
  • Have a strong work ethic and a willingness to learn and grow

Skills that are a bonus

  • Experience & Professional Carpenter
  • Ability to collaborate with like-minded individuals
  • Experience in creating accurate and timely estimates
  • Excellent written and verbal communication skills
  • High attention to detail and accuracy
